What does "Deed restricted - HOA rules apply" mean?
  • Owners and Renters of property in GHWA must follow the governing documents and rules of the Association.  Owners also have the responsibility to pay regular periodic assessments and/or special assessments.
How do I pay my HOA dues?
  • The 2026 dues amount is $190 per quarter.
  • Dues are due on the first day of each quarter: January 1, April 1, July 1, and October 1.  
  • Dues made be paid online, or by check or money order payable to GHWA, Inc.
  • Payments received after the 15th day of the quarter may be subject to a late payment fee of $25.
  • Payment coupons are mailed to members each year.
  • New members will receive payment coupons after their New Owner Orientation and registration with Sentry.
Are there currently any special assessments?
  • There are no active or pending special assessments at this time.
How do I get access to the amenities?
  • Access to GHWA's amenities is for eligible members of the Association only. 
  • After completing Registration and New Member Orientation, an access fob to the pool, tennis courts and boat ramp may be purchased by members in good standing.  Ask about the current cost. The cost of the fob is non-refundable, and fobs are not transferable.
  • Please observe posted hours.  Fobs will only open gates during posted hours.
How do I get approval for exterior improvements or changes to my property?
  • A GHWA Application for Property Improvement (API) must be submitted for review prior to starting any exterior project (change, addition, or repair).
  • Applications must be submitted by the owner of record.  Each project requires a separate application.
  • Applications are available at the GHWA office or go to Members>Forms.
  • Allow 30 days for response to your API.
  • Note: Installing exterior structures or additions without the prior review and written approval of the Board of Directors can result in structures that may need to be removed or modified in order to comply with the Protective Covenants.  Always submit your exterior projects, changes, additions or improvements for review prior to starting, and wait for a written response before proceeding to ensure your proposed changes comply with the Covenants.
When using the boat ramp can I leave my boat or jet ski trailer in the GHWA parking lot, field, or on the street?
  • NO.  All boat trailers and jet ski trailers must be removed from the lot immediately after launch.
  • Trailers must be returned to the member's property and stored in compliance with the Protective Covenants (in an enclosed garage).
  • Parking of boats, jet skis, recreational vehicles or trailers of any type in the GHWA paved parking lot or adjoining grass field is STRICTLY PROHIBITED.
Is the pool heated?
  • Yes, the pool is heated to 84 degrees every month except June, July, and August. 
  • During Dec, Jan, and Feb, the pool heaters will be kept on.  However, the temperature the heaters will be set at depends on outside temperature conditions. The pool heating policy can be found here: GHWA Pool Heating Policy
How do I join the Gulf Harbors Beach Club (GHBC)?
  • The GHBC is a separate optional membership.  Members of GHWA are eligible to purchase a membership at GHBC and should contact them for more information.
How do I join the Gulf Harbors Yacht Club (GHYC)?
  • The GHYC is a separate optional membership.  Members of GHWA are eligible to purchase a membership at GHYC and should contact them for more information.
Does the GHWA have any official social media page?
  • No, the GHWA does not have any official social media page on any platform, except for this website.
  • There are unofficial social media pages that do share some important community information, such as:
